Critical Things To Know About The Placencia Real Estate Market In Belize

The Placencia Peninsula is a 16 mile long strip of land on the Belize mainland with a beautiful palm-fringed beach.  With the recent paving of the road and the construction of a new international airport, more and more real estate investors are heading to the peninsula to research property opportunities.  But before you take the plunge, here are some things you need to know about the Placencia real estate market.

The first thing to note when searching for real estate in Placencia is that there is no Multiple Listing System (MLS) or central database of properties for sale.   This means that you won’t be able to go into a real estate office, provide your investment criteria, and expect to receive a list of all the properties on the market that meet your goals.  All you can expect is a list of properties that particular brokerage or agent has for sale.

This means that if you want to be sure you are really seeing all property there is to see you’ll need to set up viewings with each agent active in Placencia. This requires a significant amount of legwork but it’s the only way to fully research the market.

If you are interested in purchasing property in a real estate development or master-planned community, don’t hesitate to contact the developer directly. Most will be delighted to take you on a property tour and show you what they have on offer.  It’s currently a buyers market in Placencia so be ready to ask for discounts and special offers.  Many developers are also offering seller-financing with attractive terms.

Don’t forget to seek out re-sales within developments (i.e sales from end-users). In the current market for Belize real estate you may find these on offer for less than developer-direct prices.  This is especially the case for properties bought pre-construction, prior to the financial crisis, with payments that are coming due.

As price and transaction data is not collated centrally, it can be hard to get a good feel for how long properties have been on the market, price trends or market comps.  It’s a good idea to build your own spreadsheet of asking prices of available property in Placencia.   This is not a substitute for sales prices but in a world of imperfect data it’s the next best thing.
